About Selling Real Estate?

It is recommended that you try to complete any repairs that are needed before you sell your home. Remove as many personal items as possible. Just put them away in drawers if there is room. Consider de-cluttering every room to make your home look larger. 

When showings are scheduled, I recommend putting away items like shampoo bottles, food items and any paperwork. Try and look at your home through the eyes of potential buyers that may come through your home. Are there scuffs on walls? Are baseboards missing? Is there unsightly landscaping out front or a deck that needs a few new boards? 

Fun fact: Did you know that fresh paint has one of the highest returns on investment when prepping your home to list? Above all, remember that a clean house with minimal odors shows best!

Your realtor will complete a Home Equity Report ( HERs) on your property. Emphasis on the word Comparative… once you’ve given them some details on your home and ideally after they’ve walked through your home, they will research any homes in your neighborhood that have sold, been listed or expired recently. They will compare the features (eg; square footage, age, type of home) of each of those properties to yours to find a few that are most similar to yours. The real estate agent has access to a complete history of the homes in their service area, so they can see what list prices were vs. actual sold prices were and any other pertinent details that can determine your current market value.

Once we have our initial discussion about your timeline for selling and we’ve met in person at your property, it can be listed in as little as a week. The reason it takes a week is I will be working hard to get photos and video booked and completed, measurements taken, lockbox installed and marketing materials created.  Rest assured, it can all be done very quickly if that is what you need. 

Contrary to what some are saying, Open Houses are still very effective because most buyers still want to see a home in person before purchasing. Also there are quite a few buyers out there that would rather go to an Open House on a weekend and not bother a realtor to take them for a one-on-one viewing. It’s a zero-pressure way for more eyeballs to get on your property.  I will advertise your Open House, distribute flyers, provide refreshments and will take attendance of all who come so I can follow up and get their feedback.  I’m a huge advocate for hosting them and always offer Open Houses for all of my sellers, detached house and condo sellers alike!

Public tax assessors provide to the city a home assessment in order to calculate property taxes owing each year. They do not take into account market conditions such as scarcity of property types, relative desirability of neighborhood or whether it’s a buyer’s/seller’s market. When assessed value increases, property taxes increase. 

Realtors, when providing a property evaluation for a seller, take into account all of the factors mentioned above to determine market value (or the amount a seller and buyer will be willing to exchange for the property). It’s not uncommon to see tax assessments much higher or lower than market value.

If you’re looking to sell your home, making repairs or upgrades beforehand can be a savvy move. Small fixes such as patching holes in walls, fixing leaky faucets, and freshening up the paint can go a long way toward improving your home’s overall appeal. Additionally, upgrading appliances, replacing outdated fixtures, or even adding a fresh coat of exterior paint can increase your home’s curb appeal and make it more attractive to potential buyers. However, it’s important to keep in mind that major renovations may not always provide a good return on investment. Ideally you should consult with your real estate agent before making any significant changes. They can help you determine which repairs or upgrades are worth the investment and which ones you can skip. Ultimately, making the right improvements can help your home sell faster and for a higher price, so it’s definitely worth considering.
