Here’s what they had to say…

Melanie is an extremely talented agent.

She’s well informed of the current market as well as the loan process. She was extremely friendly, very accommodating for our schedule and our needs, and she made sure to keep in contact with us as often as possible. Additionally, she helped us sell our home within 2 days of it being on the market!

The whole closing process for both homes was done in one day!!

She’ll even offer recommendations for other vendors (air conditioner techs, window replacement, lawn care service, home owner’s insurance, etc) for whatever you need.

She always fought for us to get what we wanted and we LOVED working with her.

THE SELLING PROCESS

1
PREPARE YOUR HOME FOR SALE

Preparing your home for sale is a crucial step to attract potential buyers and maximize your home's value. This involves decluttering, deep cleaning, and making necessary repairs to ensure your home is in top condition. Staging your home by rearranging furniture, adding decor, and painting can also help create an inviting atmosphere for potential buyers. Overall, taking the time to prepare your home for sale can greatly impact the success of the selling process.

2
DETERMINE A FAIR PRICE

To sell your house, it's important to work with an experienced local listing agent who can guide you through the entire process. Researching the local market is essential to determine a fair price for your home—and it's crucial to keep in mind that overpricing your home can be counterproductive and deter potential buyers. Instead, look for a "sweet spot" where your home is priced competitively and appealing to potential buyers.

3
MARKET YOUR PROPERTY

When you're selling your property, there are lots of things to consider. One of the most important is advertising it well. This means using good photos and writing an interesting description, as well as promoting it on social media and real estate websites. Additionally, it's important to note that while there are more buyers than sellers, good marketing is still essential.

4
SHOW YOUR HOME in the best light

When selling your home, it's important to make a great first impression. I usually recommend staging your home to showcase its best features. creating a welcoming atmosphere by adding fresh flowers or a bowl of fruit can make potential buyers feel at home. Ensure that the home is clean and well-maintained before showings. I have a great checklist my clients can refer to before showings. Additionally, holding an open house can be a great strategy to attract even more interested parties.

5
THE SALE

When selling in a seller's market, it's important to be prepared for multiple offers. Once you accept an offer, working with your listing agent to negotiate terms and complete paperwork is essential. Congratulations on selling your home!

Got Questions?

About Selling Real Estate?

It is recommended that you try to complete any repairs that are needed before you sell your home. Remove as many personal items as possible. Just put them away in drawers if there is room. Consider de-cluttering every room to make your home look larger.

When showings are scheduled, I recommend putting away items like shampoo bottles, food items and any paperwork. Try and look at your home through the eyes of potential buyers that may come through your home. Are there scuffs on walls? Are baseboards missing? Is there unsightly landscaping out front or a deck that needs a few new boards?

Fun fact: Did you know that fresh paint has one of the highest returns on investment when prepping your home to list? Above all, remember that a clean house with minimal odors shows best!

Your realtor will complete a Home Equity Report ( HERs) on your property. Emphasis on the word Comparative… once you’ve given them some details on your home and ideally after they’ve walked through your home, they will research any homes in your neighborhood that have sold, been listed or expired recently. They will compare the features (eg; square footage, age, type of home) of each of those properties to yours to find a few that are most similar to yours. The real estate agent has access to a complete history of the homes in their service area, so they can see what list prices were vs. actual sold prices were and any other pertinent details that can determine your current market value.

Once we have our initial discussion about your timeline for selling and we’ve met in person at your property, it can be listed in as little as a week. The reason it takes a week is I will be working hard to get photos and video booked and completed, measurements taken, lockbox installed and marketing materials created.  Rest assured, it can all be done very quickly if that is what you need.

Contrary to what some are saying, Open Houses are still very effective because most buyers still want to see a home in person before purchasing. Also there are quite a few buyers out there that would rather go to an Open House on a weekend and not bother a realtor to take them for a one-on-one viewing. It’s a zero-pressure way for more eyeballs to get on your property.  I will advertise your Open House, distribute flyers, provide refreshments and will take attendance of all who come so I can follow up and get their feedback.  I’m a huge advocate for hosting them and always offer Open Houses for all of my sellers, detached house and condo sellers alike!

Public tax assessors provide to the city a home assessment in order to calculate property taxes owing each year. They do not take into account market conditions such as scarcity of property types, relative desirability of neighborhood or whether it’s a buyer’s/seller’s market. When assessed value increases, property taxes increase.

Realtors, when providing a property evaluation for a seller, take into account all of the factors mentioned above to determine market value (or the amount a seller and buyer will be willing to exchange for the property). It’s not uncommon to see tax assessments much higher or lower than market value.

If you’re looking to sell your home, making repairs or upgrades beforehand can be a savvy move. Small fixes such as patching holes in walls, fixing leaky faucets, and freshening up the paint can go a long way toward improving your home’s overall appeal. Additionally, upgrading appliances, replacing outdated fixtures, or even adding a fresh coat of exterior paint can increase your home’s curb appeal and make it more attractive to potential buyers. However, it’s important to keep in mind that major renovations may not always provide a good return on investment. Ideally you should consult with your real estate agent before making any significant changes. They can help you determine which repairs or upgrades are worth the investment and which ones you can skip. Ultimately, making the right improvements can help your home sell faster and for a higher price, so it’s definitely worth considering.

Choosing the right real estate agent can be tough, but it’s key to a successful home sale. So, what should you look for? Here are some tips! First off, you want an agent with experience and a proven track record of success. They should be easy to communicate with and keep you informed every step of the way. It’s also important to find someone who knows the local market like the back of their hand and can provide valuable insights into current market conditions. Ask about their marketing plan, too – how do they plan to promote your property and attract potential buyers? Lastly, look for someone who’s professional, trustworthy, and has a good reputation in the industry. With these tips in mind, you’ll find the perfect agent to help you sell your home in no time!
